Is An End Unit Townhouse Worth More?

When it comes to purchasing a townhouse you want to make sure you weigh out all of your options and actually see which unit best suits you.

One may be thinking of many things when it comes to buying a townhouse. The greatest decision when looking at townhomes may be whether or not to purchase the inside unit versus the end unit.

End units do cost more than interior units. With an end unit, you’ll enjoy a higher degree of quiet along with the yard being more accessible along with more natural lighting. Many people will agree that it’s worth the premium when it comes to purchasing an end unit compared to an interior unit.

Pricing Differences

Most areas you would expect to pay at least a $5,000 minimum difference if choosing an end unit over an interior unit. It also depends on certain additional accesses such as a garage. Usually a garage will increase the value of these homes depending on the area you choose. Basically, with all of the pros of an end unit, you should expect to pay a couple thousand dollars more for it than you would for an interior unit. According to certain sales data, since the beginning of 2015, the added benefits of owning an end unit make them worth more.

The Differences Between An End Unit VS. An Inside Unit

Privacy/Noise

More than likely, you will find that a townhouse end unit is quieter than the inside units. With an end unit, you only share one wall with a neighbor, rather than two. This cuts your chances of having a noisy neighbor in half, which can usually be desirable for many people. Although some modern townhomes tend to provide a high degree of noise reduction, you may still  hear your neighbors if they slam doors, bang the walls, and have a TV and speakers mounted to the wall that faces your unit. With an end unit, it is safe to say that you will enjoy a higher degree of quiet and personal privacy.

More Accessibility

Although townhomes are built in many different fashions, it is common for the end units to have side yards. While the interior units will usually have a backyard, this area is more accessible to the owners in the end units. For example, if you keep your lawnmower in the garage at the front, you’ll need to push it through the house to reach the backyard. If your end unit has a side yard, moving the mower will be much simpler.

More Natural Light

End Units of a townhome will most likely have more windows than the middle units. Middle units can only have windows on the front and back of the building, given that the two side walls are shared with neighbors. Whereas, when you are in an end unit, you may have windows on the top and bottom floors of the end wall. This can surely make your home brighter and more vibrant, as well as make the space feel much larger when compared to having less windows.

Is an End Unit The Best Choice?

This is a question that you are going to have to have with your significant other or a decision that is ultimately going to be made by you. Depending on the actual development, you will be able to see if you get an increase in natural light, more accessibility with a side yard, and more privacy/quiet because you only share one wall with your neighbor instead of having neighbors on both sides of your townhome.

From the townhomes that we have looked at, we think that it is worth spending the extra money to get all of the additional benefits and also think that you will see an increase in resale value because of it in the future.
